Hyderabad's property market is charging ahead while other cities show signs of cooling. New data from CREDAI Hyderabad reveals the city sold a staggering 26,100 homes during the first six months of 2026—a testament to sustained buyer confidence and developer activity.
Key facts
- 26,100 homes sold in H1 2026
- Average home size: 2,300 sq. ft.
- Average price: ₹2.03 crore (up 10% YoY)
- 60 million sq. ft. of residential space absorbed
Market momentum continues
The numbers tell a compelling story. With nearly 60 million square feet of super built-up area changing hands, Hyderabad now leads Indian cities in residential space absorption. That average home size—around 2,300 square feet—suggests buyers are leaning toward spacious, family-oriented properties rather than compact units.
Government and industry alignment
At Saturday's inauguration of the CREDAI Hyderabad Property Show 2026, Chief Secretary Sanjay Jaju struck an optimistic tone. He called real estate "an important component of the State's economic growth" and promised continued government support for "good, trustworthy and transparent development."

Challenges and requests
Despite the strong performance, developers are seeking regulatory tweaks. CREDAI Hyderabad president N. Jaideep Reddy asked for government intervention on the 10% building permit mortgage—either eliminating it in light of RERA protections or reducing it to 5%. The association also wants clearer processes for paying NALA fees during building approvals, arguing these changes would free up capital for more projects.
The property show itself, themed 'Rate Aagadhu, Demand Thaggadhu' (Rates may increase, but demand won't decrease), runs through August 30 at Hitex Exhibition Centre, featuring 300 RERA-approved projects from 60 developers.
